The World Bank, in a 2016 report, pegged Nigeria's annual urban growth at 4.3% and indicated that there'll be an increase in housing demand in specific parts of the country, such as Lagos, Kano, and Ibadan by 20%. It is estimated that the urban population will have doubled by 2037.

Nigeria is estimated to have a housing deficit of about 20 million units, and with more young people making money online, the demand for houses for both rental and purchase has increased.

A part of Lagos, the commercial city of the country, called Ikoyi, has experienced repeated incidence of collapsed houses, the largest being a 21-story incomplete luxury apartment that collapsed and claimed the lives of 42 people.

The major themes from the data
gathered point to the following:

  • Nigerians are aggressively looking to rent or buy a house (a housing gap of 22 million units).

  • The incidence of collapsed houses is increasing (Houses are poorly built)

  • The cost of properties in Nigeria is increasing rapidly (Inflation and devaluation of the currency)

  • Rise in online property scams, mostly through social media (Large cases of real estate scams especially in Lagos)

Interviews

We carried out more research to understand buyers’ pain points when looking for properties

The objective was to understand the process involved in purchasing and renting a house in Nigeria, to understand buyers' major concerns when looking for a house and how they find/where they start their inquiry.

The following themes emerged from the interview:

  • Buyers are looking for homes they like in their preferred location

  • Buyers want the best houses within their price budget

  • Buyers are concerned about Scam sites, agents, and fake house deals

  • Buyers want properties that fit into government-mapped-out areas of residential houses.

  • Buyers want structurally sound houses that reflect the price of the property

  • Buyers want properties with complete legal documents with no court disputes.

Purchasing or renting a property should be risk-free, buyers should be able to easily find what they are looking for, and verify the authenticity and the quality of the property before initiating payments.

However, current solutions fail to provide these basic needs, most platforms only provide a catalog of all available properties and do not make it easy for buyers to find what they want nor protect them against scams.

Many real estate platforms are inefficient, buggy, and do not take buyers' safety seriously.

This leaves a lot of room for fraud and misinformation.

How Might We (HMW):

  • How might we verify properties for buyers?

  • How might we ensure properties are within government mapped out areas for residential development?

  • How might we ensure navigating the website for properties is seamless and intuitive?

  • How might we build buyers’ trust in the platform?

  • How might we protect users from fake listings and dilapidated or poorly built properties?

User stories - Buyer story:

  • As a buyer, I want to buy my own house so that I can raise my family in a safe and comfortable environment.

  • As a buyer, I want to know the location of the property so that I can ensure I can easily go to work, take my kids to school, shop, etc. from the house.

  • As a buyer, I want to know all the available payment options for the property, so that I can decide if I can afford it.

  • As a buyer, I want to inspect the property to ensure it fits my lifestyle and preferences.

  • As a buyer, I want to confirm all legal documents of the property to avoid any legal dispute later.
